SCHUYLER, Neb. — The town of Schuyler is buzzing with anticipation as a massive housing development nears completion, poised to reshape the town's living options.

Nebraska has faced housing challenges for some time, particularly in small rural towns like Schuyler, which has a growing population of young people but a shortage of housing. The town has recently built multifaceted modular developments. Schuyler Community Development Economic Coordinator Brian Bywater noted, "It's modular-type homes being built on a much bigger scale."

The project includes single-family homes and four-plex rental apartment buildings. The four-plexes are delivered in four pieces with garages added on. When completed, the project will consist of 16 units and four additional single-family homes, which also come in two separate pieces for installation.

Bywater highlighted the cost-effectiveness of this model, noting that modular homes can significantly cut expenses compared to traditional stick-built houses, especially when factoring in weather-related construction challenges.

"Since it's built in a climate-controlled factory," Bywater said, "it can be produced quicker than a stick-built home that's being exposed to weather conditions."

As Schuyler's vibrant community grows with young residents, the town is also answering the call for affordable senior housing for those 55 and older, creating a welcoming and beneficial environment for newcomers of all ages.

"It allows some of the seniors to move from their existing homes," Bywater said, "allowing them to free up their home for a first-time homebuyer, which ends up being much cheaper than buying a brand-new home."

The City of Schuyler will host a grand opening and ribbon-cutting ceremony on Dec. 4 from 3:30 to 5:30 p.m., giving the public a chance to see a few finished and furnished models. Subject to change, Schuyler officials plan to have the construction development completed in the Spring of 2026.
